Wanting to know the most crucial mistakes that I see listing agents make? Let’s be clear, there are two agents involved in almost every single transaction, unless they do both sides and then they are called a facilitator.
So there are two agents, one is the listing agent and the other is a buying agent. They are both looking out to protect the best interest of their party (the person they are representing). When an offer comes in, the buyer’s agent will present it to the listing agent. The listing agent will review the offer, do a little investigating, and then present it to their seller.
Most sellers are usually influenced by “how much money am I going to get?” “What’s my bottom line?” “What is my net?” What will I walk away with?”
What we don’t anticipate in this market (Spring of 2018, Murfreesboro, TN), is that there are deals that are blowing up. The buyers are not financially qualified. People back out of the deal, they change their mind.
There are THREE questions that I ask every single buyers agent when they present us with an offer. This is under the radar, so turn the volume down and find out…
