Have you noticed the opportunity out there to buy homes under $250,000? These homes are older and have been completely remodeled. You will find these particular brick ranch style homes in older neighborhoods. They are often 1300 square feet (much like the home I grew up in).
You will now be finding these homes to be completely gutted. Some people are gutting the homes all the way down to the studs. Others are going just to the drywall and they are completely refinishing these homes.
The price point will be a little bit more and the square footage is smaller. The price point will be increasing to $200,000 now. The reason why you are seeing this is that there is really no way to reproduce new construction at $200,000. It is so hard because whenever someone buys land to develop, they have to go through numerous types of regulations with the local authorities and it costs more money than it used to. The roads are more expensive to put in. The land and building costs are definitely more expensive.
Now what you are seeing from builders is that are buying subdivisions and selling the lots at large sums of money to afford what they are doing. So they are having to put out $400,000 houses to cover the carrying costs.
If you are interested in $250,000 or less, that may look completely different. This is because there are a lot of people like me that are taking chances buying up these brick, ranch style homes. We are going into these homes and completely redoing them. When you walk in, it will completely blow your mind with the remodel. There is going to be more homes coming to the market.
